Most likely causes
- Dirty condenser. Top-mounted condensers collect dust quickly and need regular cleaning.
- Condenser or evaporator fan failure.
- Door gasket or hinge wear on heavy panel-ready doors.
- Control board or sensor issues, often with a service indicator or display warning.
- Ice maker or water valve failures.
- Sealed-system issues on older units.
Try this before you book
- Check the display for service or temperature warnings and note them.
- Look for a condenser cleaning reminder. Many models have one.
- Check that the doors close and seal fully. Heavy custom panels can affect hinge alignment.
- Avoid cleaning the top condenser yourself if it requires removing the grille. Fins bend easily.
What the repair usually involves
- Condenser cleaning and inspection
- Fan motor
- Door gasket
- Control board
- Sealed system repair
Fix it or replace it?
Repair, in almost every case. Sub-Zero units are built to be maintained for decades, and replacing a built-in can mean cabinetry and panel work on top of the appliance cost. Many sealed-system components have carried long warranties, so check coverage first.
From John's notes: The single best thing a Sub-Zero owner can do is have the condenser cleaned on schedule. Most of the "it's not cooling like it used to" calls I see in Highland Park and Preston Hollow kitchens start there.
